Puakea in Lihue

Puakea is a new Grove Farms development in Lihue bordering Nuhou Road (extended) and near Nawiliwili Road.  It's being developed in  4 phases with Phase I homes under construction in 2020 with the remaining phases in 2020 and beyond.  Ask about expressions of interest.  Phase 2 is planned to consist of 85 homesites with most lot sizes being in the 9,000 to 12,000 sq ft range.  Grove Farms initial materials mention lot prices from low $300,000's up into the $400,000's.  Most homesites will have views of the Puakea Golf Course and/or the Haupu Mountain Range.  Grove Farms is doing the site preparation and selling the lots to buyers who will build their custom homes.  Buyers are required to close prior to site construction and there is a graduated shared appreciation agreement extending out to 9 years.  Unfortunately Grove Farms has an exclusive office arrangement so that new listings are not available to the general public or other real estate agents.  Unfortunately this means that only resales will show in MLS listings and there is not likely to be any of those in the initial years.
