Kukui'ula is an upscale residential community located on over 1,000 acres of land on Kauai's South Shore.  Land contour slopes down to a rugged volcanic coastline offering stunning views.  Sandy beaches including nearby world-famous Poipu Beach are just a short drive to the East and Kauai's National Tropical Botanical Gardens borders the project on the West.  Up to 1,500 home sites were originally planned but there are some indications the number may be reduced, perhaps to as low as 1,000.  Lot sizes are 1/4 acre to 1 acre.  The developer is also planning a limited number of plantation-style cottages with 1,500 to 4,600 square feet of living area.

Plans for amenities abound and include a private Tom Weiskopf-designed 18-hold golf course, a clubhouse, golf shop, spa, restaurant, resort-style pools, tennis courts, gardens, and more.  These amenities were delayed by the poor economy but now are moving forward in earnest.  The sales staff advises that much of this will be complete before year-end.  A November email alert confirms that December marks the opening of the 18-hole Tom Weiskopf-designed golf course, the Plantation House, the fitness/workout area of the Spa & Fitness Center and the Makai Pools.

Kukui'ula also includes a unique 50-acre farm and recreational area.  Included are vegetables, fruits, herbs, tropical flowers, and a pond stocked with fish.  Plans are to make it's produce available to residents who may pick themselves or submit an order. 

During a recent tour in June, 2010, I was advised that community fees and mandatory memberships amounted to $1,800 per month.  Clearly this community is designed for luxurious living.

Adjacent Shops at Kukui'ula offers upscale retail shopping.  It features island-style shops and boutiques, a specialty grocer, restaurants, casual cafe, art galleries, and more.  Many shops were up and operating in January and more openings are planned as the year progresses.

Kukui'ula has a strict policy requiring a Buyer's agent to be present at the initial showing and may refuse to cooperate with your agent if that policy is not followed.  Unless you intend to use a go-it-alone approach, it is essential that you to talk to your Realtor before visiting the Kukui'ula sales center!
