December 2012 Update--Kealia Properties, LLC has withdrawn its request for extension of subdivision permits without explanation beyond "...have decided not to proceed with the project, as proposed, at this time".  This would appear to seal the fate of this proposed development project as one that is not to happen.  Additional details are available in this Garden Island Newspaper articleThe remaining information herein is for historical reference only.


Kealanani is a development project on Kauai's East Side just north of Kapaa above popular Kealia Beach.  It consists of 2,021 acres rising above the shoreline with peaceful meadowlands & bluffs overlooking the ocean and wooded valleys.  There are 190 homesites, all on acreage from 3 to 100 acres with a typical size of around 5 acres for Phase I.  Original prices for Phase I properties ranged from $425,000 to over $2,000,000 with a typical prices in the range of $700,000 to $900,000.  This is an agricultural community and stiff community covenants require approval of a farm plan from each owner to assure it retains its agricultural identity.

Marketing of these properties began in 2007 and were then withdrawn in late 2008, another of Kauai's development projects put on hold during the economic downturn.  The developer plans to re-market these properties when economic conditions improve.  It remains on hold as of March 2012 and re-marketing is likely a few years away.

County records show the Kealanani subdivisions as "Kealanani Makee" (South Side), TMK 4-4-7-8-1 and "Kealanani Kumukumu" (North Side), TMK 4-4-7-9-1.
