Anini Vista is a community of luxury homes and homesites on acreage positioned high on a bluff top overlooking the Anini Beach area. This area is host to some of Kauai's "rich and famous". Most parcels are off of Anini Vista Drive plus a few are off of Kalihiwai Road & Anini Road. There are 48 properties created from 10 lots via the Hawaii CPR process.  Another 2 lots are owned by the Anini Vista association.  Zoning is part Agricultural and part Open.

Anini Beach itself is one of the calmer North Shore beaches because of a reef running offshore which breaks the ocean waves. That said, there are no lifeguards here and there have been drownings here just like other Kauai beaches.  Beach safety is always important in Kauai and especially on the North Shore where winter surf can be deadly.
